Marsa Al Saadiyat by Aldar Properties is a new waterfront master community on Saadiyat Island, Abu Dhabi, representing the final major phase of the island’s masterplan. The AED 100 billion destination is being developed around an extensive coastal environment that combines premium homes, beaches, marina living, cultural attractions, landscaped parks, education, hospitality and everyday community infrastructure.
Marsa Al Saadiyat is a waterfront master development by Aldar Properties on Saadiyat Island in Abu Dhabi, offering future collections of private mansions, luxury villas, waterfront apartments and branded residences. The community spans approximately 8 km of coastline and includes a 73,800 sq. m. central park, 140 km of walking paths, 46 km of cycling routes, a one-kilometre waterfront promenade, schools, nurseries, hospitality, retail and a planned Etihad Rail station. The wider destination will also include Abu Dhabi’s largest marina, while Dar Al Funoon Abu Dhabi is planned as a major performing arts venue with more than 6,000 seats opening in 2030.
The scale of Marsa Al Saadiyat is one of its main differentiators. Aldar announced the development with an estimated AED 100 billion gross development value, making it a major long-term addition to Saadiyat Island rather than a single residential project. Aldar’s H1 2026 results state that the company expects to develop around AED 60 billion of that value itself, with residential launches beginning from the second half of 2026.
The community is designed around approximately 8 km of coastline, giving water a central role across the masterplan. Aldar’s official page highlights a waterfront promenade, beaches and marina-led neighbourhoods, while additional current reporting places beach frontage at approximately 5.6 km.
A key component will be the planned marina and yacht-club environment. Current launch information describes the marina as Abu Dhabi’s largest, with capacity for approximately 350 yachts and sailing boats, supported by a dedicated yacht club, waterfront dining and hospitality.
The residential mix is intentionally diverse. Aldar officially confirms plans for private mansions, luxury villas, waterfront apartments and branded residences, meaning different residential collections will likely be released separately rather than as one simultaneous project launch.
Green space is another core component of the masterplan. Aldar confirms a 73,800 sq. m. Central Park, supported by landscaped linear parks and outdoor circulation routes. The community will include approximately 140 km of walking paths and 46 km of cycling routes, giving pedestrian and cycling infrastructure unusually strong prominence within the development.
Education is planned within the community rather than being treated only as an off-site amenity. Aldar currently states that Marsa Al Saadiyat will include two private schools, one public school and six nurseries, while NYU Abu Dhabi is already nearby on Saadiyat Island.
Culture also plays a direct role in the masterplan. Dar Al Funoon Abu Dhabi, designed by the late Frank Gehry, is expected to open in 2030 and provide more than 6,000 seats across multiple performing arts venues for opera, theatre, ballet, music and live performance.
This gives Marsa Al Saadiyat a different proposition from a conventional marina community. The project sits within the wider Saadiyat cultural ecosystem, with access toward museums and institutions including Louvre Abu Dhabi and other destinations across the Saadiyat Cultural District.
Future transport is another important factor. Aldar officially confirms a planned Etihad Rail station within the masterplan, while the community is also expected to benefit from new road connections as the district develops. This should be described as future infrastructure, not an existing transport service.
Sustainability targets are also specific. Aldar states that the wider development is targeting an Estidama 2 Pearl Community Rating, while engineered façades and acoustic barriers are planned to manage noise conditions in shoreline areas.
At the moment, however, Marsa Al Saadiyat should primarily be treated as an upcoming master-community opportunity rather than a fully priced residential launch. Aldar’s official public project page currently asks buyers to register for updates and does not display confirmed residence-specific pricing, floor plans or handover dates.
For buyers, the most useful approach will therefore be to evaluate each residential release individually once Aldar publishes the corresponding sales documentation.
The key comparisons should include property type, exact waterfront position, marina proximity, view, plot or apartment size, price per sq. ft., payment schedule, completion date and distance to cultural, beach and park amenities.
