Sei Saadiyat by Aldar Properties is a newly launched residential development in Saadiyat Cultural District, Abu Dhabi, comprising 778 homes across six residential towers. The collection includes 1 and 2-bedroom apartments, signature 2-bedroom Kanso Lofts and 3-bedroom Kanso Residences, with selected residences offering maid's room options. Homes range from approximately 70 to 208 sqm (753 to 2,239 sq. ft.), with prices starting from AED 2.95 million, a 50/50 payment plan with a 5% down payment and estimated handover in Q4 2030.
Designed around a philosophy of calm, balance and simplicity, Sei Saadiyat introduces a wellness-focused residential environment within one of Abu Dhabi's most important cultural destinations. Its architecture, interiors, landscaping and amenity spaces have been planned to create moments for movement, restoration, social connection and quiet retreat.
The architectural vision is led by Jacobs, with six residential towers shaped around light, space and proportion. Kettle Collective brings the same philosophy into the interiors through natural materials and a restrained design approach intended to create warmth and balance.
One of Sei Saadiyat's most distinctive residential concepts is the 2-bedroom Kanso Loft. Aldar describes the project as introducing a new loft-style residential typology to its portfolio, characterised by open-plan living and double-height spaces. The project also offers signature 3-bedroom Kanso Residences, giving buyers an alternative to the conventional apartment layouts found across the Cultural District.
The location places residents in Saadiyat Cultural District, moments from some of Abu Dhabi's most significant cultural destinations and surrounded by the wider natural and lifestyle environment of Saadiyat Island. This gives Sei Saadiyat a particularly strong position for buyers who value proximity to art, architecture, culture and waterfront living.
Wellness plays a central role in the project. Residents will have access to landscaped hot and cold baths, a Zen Garden and Serenity Pool, three studios dedicated to fitness, yoga and aerial yoga, a spa with sauna and treatment room, rooftop swimming pools, social gardens and a landscaped pod garden.
Lifestyle and social facilities extend to cinema rooms and flexible co-working areas, while Aldar's launch announcement also confirms a specialist health, physiotherapy and recovery clinic, library and gaming lounge, indoor children's club, outdoor play spaces and landscaped courtyards. Retail, restaurants and cafés will further support everyday convenience within the development.
Sei Saadiyat is also targeting an Estidama 3 Pearl rating, with smart-community features and provisions for electric vehicles incorporated into the development.
The project's first phase comprises 265 residences across two residential buildings, with sales scheduled to begin on 16 September 2026. Across all phases, Sei Saadiyat will comprise 778 homes in six residential towers.
For buyers, the decision should go beyond bedroom count. The standard apartments, Kanso Lofts and Kanso Residences represent different propositions in terms of space, architecture and potential view premium.
