Waldorf Astoria Residences Yas By Aldar On Yas Island

Waldorf Astoria Residences Yas by Aldar Properties is an under-construction branded residential development on Yas Island, Abu Dhabi, positioned directly along Yas Links Golf Course. Developed by Aldar in partnership with Hilton under the Waldorf Astoria brand, the project combines furnished private residences with hotel-inspired services, golf-course views, waterfront surroundings and direct access to the entertainment and leisure ecosystem of Yas Island.

Waldorf Astoria Residences Yas comprises 133 fully furnished homes across three buildings on Yas Island, including 1 to 3-bedroom apartments, 1-bedroom duplexes and 4-bedroom penthouses. The project launched from approximately AED 3.8 million with a 5/55/40 payment structure and is expected to hand over in Q4 2028. It is developed by Aldar Properties in partnership with Hilton and overlooks Yas Links Golf Course, with views toward mangroves and Yas Marina Circuit. Residents will have access to Waldorf Astoria services including 24/7 personal concierge, wellness and spa facilities, a serviced swimming pool, residents’ lounge, kids’ club, cinema, simulator room and games room.

The project has an especially important position within the Yas Island market because it is both Abu Dhabi’s first Waldorf Astoria Residences and Yas Island’s first branded residential development. That makes the brand relationship central to the property’s identity rather than a decorative naming partnership.

The homes are delivered fully furnished, with architecture by Nordic Office Architects and interiors by London-based KZ Design Services. Aldar describes the architecture as biophilic, with the three buildings designed to connect visually with the golf course, water and surrounding Yas Island landscape.

Current unit categories include 1, 2 and 3-bedroom apartments, 1-bedroom duplexes and four-bedroom penthouses. Bayut’s project data records original launch sizes of approximately 1,474 sq. ft. for 1-bedroom homes, 2,217 sq. ft. for 2-bedroom residences and 2,895 sq. ft. for 3-bedroom apartments.

One of the development’s strongest features is its location directly overlooking Yas Links Golf Course, host of the Abu Dhabi Championship. Aldar also highlights waterfront views toward mangrove forests on one side and Yas Marina Circuit, home of the Formula 1 Abu Dhabi Grand Prix, on the other.

The hospitality component is equally important. Residents are planned to receive 24/7 personal concierge service together with bespoke Waldorf Astoria residential services. A dedicated residents’ lounge draws inspiration from Waldorf Astoria’s Peacock Alley concept, giving the project a stronger hotel-residential identity than a conventional serviced apartment building.

The wellness and leisure offering includes a fitness and spa facility, private wellness services and a serviced swimming pool overlooking Yas Links. Entertainment spaces include a dedicated kids’ club, simulator room, games room and cinema.

Sustainability is also measurable rather than generic. Aldar states the development is targeting 3 Pearl Estidama and 2 Star Fitwel ratings, while low-carbon concrete and steel are intended to reduce construction emissions. The completed buildings are also designed to improve energy and water efficiency compared with reference standards.

The original payment plan is currently listed as 5% down payment, 55% before handover and 40% on handover, equivalent to a 60/40 overall payment structure.

The project is currently expected to complete in Q4 2028.

The biggest commercial change since launch is availability. Aldar confirmed that all 133 homes sold out on launch day, generating AED 850 million in sales. Expatriate residents and overseas buyers represented 76% of total sales, with the UK and China among the strongest international buyer markets.
