Al Ghadeer Gardens Phase 2 by Aldar Properties is the second residential release within Al Ghadeer Gardens, a family-focused community positioned along the Abu Dhabi–Dubai growth corridor. Following the complete sell-out of Phase 1, Aldar accelerated the second release to meet strong buyer demand, introducing another collection of villas and townhouses within a walkable, nature-led neighbourhood.
Al Ghadeer Gardens Phase 2 comprises 352 villas and townhouses by Aldar Properties in Al Ghadeer, Abu Dhabi, with Aldar currently advertising homes from AED 2 million. Current Phase 2 sales information indicates 2 and 3-bedroom townhouses and 4-bedroom standalone villas, with a 55/45 payment plan comprising 5% on booking, 50% during construction and 45% at handover, while completion is currently expected in Q4 2030. The community combines landscaped open spaces, family recreation, sports facilities, pedestrian-focused streets and future access to Al Ghadeer British School, while its location provides practical connectivity to both Abu Dhabi and Dubai.
Phase 2 exists largely because of the success of the first release. Aldar announced on 21 May 2026 that all 437 Phase 1 villas and townhouses had sold, generating more than AED 1 billion in sales. In response, the developer confirmed it would bring forward a second phase.
That gives Phase 2 a clearer demand context than a completely new launch. Buyers are entering a later release after Aldar has already demonstrated strong absorption in the same community.
The location is also a major part of the proposition. Al Ghadeer sits near the Abu Dhabi–Dubai border, giving residents access to employment and lifestyle destinations in both emirates. Aldar specifically highlights proximity to Expo City Dubai, Dubai Parks and Resorts, Al Maktoum International Airport, Yas Island, Zayed International Airport and Abu Dhabi city.
Phase 2 is currently marketed around 2 and 3-bedroom townhouses plus 4-bedroom standalone villas. Independent current sales information gives a more detailed breakdown including 2-bedroom middle and corner townhouses, 3-bedroom corner homes and larger standalone villas.
The homes are positioned around practical family living rather than high-density urban development. Current Phase 2 sales information highlights private gardens, covered parking, pedestrian-priority streets and planted canopies, with 4-bedroom villas also currently advertised with private pools.
Community amenities continue the broader Al Ghadeer Gardens concept. The wider development includes swimming pools, splash areas, children’s play spaces, basketball and padel courts, events lawns, edible gardens, landscaped open space and a central community hub. Aldar describes the overall Gardens community as being designed around walkability, connection and family growth.
Education is a particularly important long-term factor. Al Ghadeer British School, operated by Aldar Education, is planned for the 2030 academic year and is expected to accommodate more than 2,800 pupils following the British Curriculum.
