Talay at Marsa Al Saadiyat by Aldar Properties is the first residential villa community launched within Marsa Al Saadiyat on Saadiyat Island, Abu Dhabi. The development comprises 351 standalone 4, 5 and 6-bedroom villas across two gated neighbourhoods: Talay, with 167 homes, and Talay Beach, with 184 homes. Villa sizes are generous. At Talay, gross saleable areas range from approximately 502 sqm (5,403 sq. ft.) for a 4BR villa to 630 sqm (6,781 sq. ft.) for a 6BR home. At Talay Beach, residences are slightly larger, reaching approximately 634 sqm (6,824 sq. ft.) for the largest 6-bedroom villa. Current launch data independently supports these size bands.

Starting plot sizes are approximately 720 sqm for 4-bedroom villas and 790 sqm for both 5 and 6-bedroom homes, giving the residences substantial private outdoor space in addition to their large internal areas.

Talay has been planned around a strong connection between architecture, landscaping and Emirati identity. The distinction between Talay and Talay Beach is particularly important for buyers.
