Wadeem Gardens by Modon is a new gated villa community on Hudayriyat Island, Abu Dhabi, offering spacious 4, 5 and 6-bedroom standalone villas across three residential clusters. Current launch prices start from AED 8.7 million, with built-up areas ranging from approximately 4,628 to 6,361 sq. ft., plot sizes from approximately 5,726 to 7,750 sq. ft., a 25/75 payment structure with 5% on reservation, and expected handover in Q2 2031. Buyers can select between Contemporary Arabic and Modernist architectural styles, subject to individual villa availability.
The project forms part of the continuing transformation of Hudayriyat Island into a major residential and lifestyle destination in Abu Dhabi. Unlike apartment-led waterfront projects, Wadeem Gardens focuses on larger standalone family homes set within gated residential clusters.
Three principal villa configurations are currently available. The 4-bedroom homes provide approximately 4,628 sq. ft. of built-up area on plots of around 5,726 sq. ft. The 5-bedroom villas increase to approximately 5,490 sq. ft. on 6,781 sq. ft. plots, while the largest 6-bedroom residences offer approximately 6,361 sq. ft. of built-up area on plots of around 7,750 sq. ft.
A distinguishing feature of Wadeem Gardens is the ability to choose between Contemporary Arabic and Modernist façades. This gives buyers greater flexibility in selecting a home based not only on size and bedroom count but also architectural preference.
The wider Wadeem lifestyle is planned around extensive community infrastructure. Current plans reference a 2.3 km spine, six clubhouses, an arena, office facilities, healthcare centres, waterfront promenade, retail and dining, two international schools and cinemas.
The project's payment structure is also unusual compared with conventional Abu Dhabi off-plan plans. Buyers initially reserve with 5%, followed by four additional 5% instalments, taking total payments to 25% before the final 75% balance. The remaining amount falls due in April 2031 and may potentially be financed through an eligible off-plan mortgage, subject to lender approval and applicable terms.
For buyers comparing the three villa types, price alone does not tell the whole story. Based on current launch figures, the approximate headline price per built-up square foot actually decreases as villa size increases—from around AED 1,880/sq. ft. for the 4BR to approximately AED 1,824/sq. ft. for the 6BR.
That does not automatically make the larger villa a better purchase. Buyers should compare total acquisition cost, plot size, usable internal area, location within the cluster, façade, layout and financing requirements before selecting a unit.
