Radisson Residences Al Reem Island is a branded waterfront residential development by Royal Development Holding in collaboration with Radisson Hotel Group, located in City of Lights on Al Reem Island, Abu Dhabi. Recognised as the world’s first standalone Radisson Residences, the project comprises three interconnected towers over a shared waterfront podium and includes studios, 1–3 bedroom apartments, 2-bedroom townhouses and 4-bedroom townhouses. Royal Development Holding currently lists 925 residences across the development.
The development has been designed around mangrove and tidal-waterfront living, with the three towers positioned beside Al Reem Island’s waterways and connected through a shared podium containing wellness, leisure, retail and social spaces.
Radisson Residences is not a hotel conversion. It was conceived as a purpose-built branded residential community, bringing Radisson-style hospitality and service into a permanent residential environment. The project was announced in December 2025 as the first standalone Radisson Residences globally.
The residential mix is broader than a conventional apartment project. Royal Development Holding confirms studios, 1, 2 and 3-bedroom apartments, 2-bedroom townhouses and 4-bedroom townhouses across the three towers.
Current layout information shows studios from approximately 439 sq. ft., 1-bedroom apartments from roughly 962 sq. ft., and 2-bedroom townhouses approaching 1,900 sq. ft., while the overall development reaches approximately 3,099 sq. ft. in the larger formats.
One of the strongest characteristics is the connection with the surrounding natural landscape. Floor-to-ceiling glazing, private balconies and outdoor-oriented layouts are designed to frame views of mangroves, lagoons, waterways and Abu Dhabi’s skyline.
The shared waterfront podium creates the main social and amenity environment. Current project information includes an infinity pool, fitness centre, yoga and wellness studios, waterfront boardwalk, retail and dining, landscaped courtyards, children’s play areas, BBQ spaces and community gathering zones.
Residents also receive access to Radisson Rewards Premium Membership, bringing owner benefits that extend beyond the property itself, including selected Radisson travel and hospitality privileges.
For buyers, view should be treated as a major valuation variable. The September 2026 release sheet already shows a clear difference between a city-view studio from AED 950K and a mangrove-view studio from AED 1.10M.
That means buyers should evaluate:
