Sukoon Phase 3 by Sanzen Developments is the upcoming third residential release within the four-phase Sukoon wellness community in Al Tay East, Sharjah. Current phase-specific information indicates that Phase 3 will continue Sukoon's 3 and 4-bedroom townhouse collection, while its dedicated amenity programme introduces cold plunge pools, padel and tennis courts, and outdoor fitness zones. Phase 3 has not yet been officially released for sale, so prices, exact unit sizes, payment plans and contractual handover details remain to be announced.
Phase 3 forms part of Sukoon's wider residential masterplan, which Sanzen describes as a gated lagoon community combining contemporary homes with landscaped spaces, water features and family-focused wellness amenities. The official developer currently markets Sukoon as offering residences ranging from 3 to 7 bedrooms.
However, those 3–7 bedroom figures describe the overall Sukoon development, not Phase 3 specifically.
Current phase-level reporting indicates that Phase 3 continues the townhouse portfolio, while the larger standalone villa formats form part of the later release.
Phase 3's strongest differentiator is its wellness and sports positioning.
Gulf News' April 2026 coverage of the project's phased development identifies cold plunge pools, padel and tennis courts, and outdoor fitness zones specifically with Phase 3.
This gives the phase a more active wellness profile than the earlier releases.
Phase 1 focuses on recovery and mindfulness facilities, while Phase 2 introduces amenities including infrared sauna facilities, nap pods, a reflexology path and community gathering areas. Phase 3 shifts towards recovery combined with outdoor exercise and racquet sports.
The phase will also benefit from the wider Sukoon environment. Sanzen's official project information identifies a swimmable crystal lagoon, beach-style areas, family and children's pools, landscaped parks, green corridors, tennis, padel and basketball facilities, fitness and spa facilities, community retail and dining, children's play areas and gated security within the master development.
Location remains another important component. Sanzen places Sukoon in Al Tay East, Sharjah, with developer-estimated travel times of approximately 10 minutes to Sharjah Airport, 15 minutes to Sharjah City Centre, 20 minutes to Dubai International Airport and 25 minutes to Downtown Dubai. Actual journey times depend on traffic.
Because Phase 3 has not yet officially launched, buyers should avoid comparing it with Phase 2 purely on speculative starting prices.
Once the Phase 3 inventory sheet is released, the more useful comparison will be:
Phase 3 Price → BUA → Plot → Middle/Corner → Lagoon/Park Position → Payment Plan → Handover → Phase 2 Equivalent
This will show whether Phase 3 carries a launch premium over the currently available Phase 2 townhouses and whether that premium is justified by location, plot size or commercial terms.
